| Description: | Housing equity represents a substantial proportion of the wealth of most households entering retirement, yet economists disagree as to the extent that it is potentially available to finance post-retirement consumption. Using data from the Health and Retirement Study and Survey of Consumer Finances, this study will quantify the housing equity held by persons entering retirement and estimate the contribution that alternative strategies to access housing equity, including reverse mortgages, can make to retirement consumption. The amount of this contribution depends primarily on house prices and interest rates. The study will apply simulation techniques to historical data to assess the extent to which the contribution to consumption that those currently entering retirement could obtain represents a historical anomaly. |
